A five-acre outdoor storage and parking facility near the SWC of 27th and Glendale avenues in Phoenix could be redeveloped into a new 124-unit multifamily development under a rezoning request scheduled for March 6 before the Phoenix Planning Commission.
The site is currently zoned as single-family residential district. Surrounding uses include single-family residences, a beauty school, office space, vacant land and a church. Staff determined the rezoning to R-4 multifamily zoning is not consistent with the current General Plan land use map designation, but a General Plan amendment will not be necessary since the site is smaller than 10 acres.
Materials included with the City staff report for 2801 W. Glendale Apartments show a site layout with seven buildings of two stories each, with planned building heights of 25 feet, four inches.
The plans include 62 one-bedroom and 62 two-bedroom units. While the requested R-4 multifamily zoning would allow for 146 units, the total planned count is 124, which would provide a density of 24 units/acre.
Plans include 187 parking spaces and 31 bicycle parking spaces. Planners have stipulated an on-site bicycle repair facility.
As of Feb. 14, staff had received no public statements supporting or opposing the proposed development. The Alhambra Village Planning Committee recommended denying the request in its Feb. 25 meeting.
The project owner is 2801 LLC. Vida Architects PLLC is the design firm and project applicant. Landscape planning is by Design Ethic, and the civil engineer is Del Rio Engineering.
