Groundbreakings

1. Work is underway on the $70M Skyline Ranch Marketplace, a 225KSF retail center at the NEC of Gary Road and Hunt Highway in San Tan Valley. The joint development by REALM LP and Pennant Development LLC is expected to be fully online by 2027, with WinCo Foods serving as the anchor tenant.
2. Stevens-Leinweber Construction announced the start of construction at Tex 24 in Mesa. Tex 24 is a five-building, two-phase Merit Partners industrial development. Phase I includes two buildings totaling 142KSF.
3. Thompson Thrift announced construction is underway on South Tempe Square, a 27KSF neighborhood shopping center at the NWC of Rural and Warner roads in Tempe. Thompson Thrift has signed leases or is in negotiations on nearly 75% of the retail space. A 4.5KSF restaurant pad remains available, as well as two inline spaces for retail or service providers.
4. Renovation is underway at the former Tutor Time building on West Deer Valley Drive in Peoria, where the Goddard School is converting the site into a private preschool. The interior and exterior overhaul includes classrooms, offices, a gymnasium and new outdoor play areas. The school is expected to open in January.
Progress Reports
5. Century Communities has opened the first model homes at Teravalis, a 37,000-acre master-planned community in Buckeye. The models are part of Floreo, the development’s first village. Additional builders are expected to open models ahead of a November grand opening. Howard Hughes is also preparing to break ground this month on a 22KSF community center.
6. The two cloverleaf ramps connecting Interstate 10 and Kino Parkway will close permanently this week as part of the Arizona Department of Transportation’s project to widen I-10 from Kino Parkway to Country Club Road. Once the closures are in place, a detour will allow motorists to make connections via a new traffic signal on Kino Parkway south of I-10.
7. ADOT reports its $80.6M widening project on US 93near Wikieup is now 45% complete. The work includes construction of four miles of four-lane divided highway between mileposts 106 and 110. Crews have finished earthwork on new southbound lanes and are preparing to set bridge girders at Cane Springs Wash. Completion is expected in spring 2027.
8. A traffic shift began Aug. 7 on I-17 near Willard Springs Road, about 12 miles south of Flagstaff, to allow continued work by ADOT on a wildlife overpass. Traffic will be moved to the southbound side for two weeks while crews install steel girders above the northbound lanes. The $15.8M project is expected to be completed in fall 2026.
Completions

9. Sam’s Club opened its ninth Arizona location on Aug. 7 at Tempe Marketplace. The 155KSF store includes a 7KSF in-store fulfillment center, 240 employees and features a digital-first “Scan & Go” checkout system. A fuel station on site opened in June.
10. Construction is complete on Mohave College’s new 36KSF Advanced Manufacturing Training Center, funded in part by $20M from Proposition 207 and institutional sources. Located at Kingman Industrial Air Park, the facility will open Aug. 19 for the fall semester. A ribbon cutting is scheduled for Sept. 24.
11. Wespac Construction has completed an office buildout for Dutch Bros at Liberty Center in Tempe. The new headquarters includes a café and coffee testing kitchen, along with open modern workspaces designed to reflect the brand’s culture. Project partners included Cresa, Corgan, Forward Tilt and the City of Tempe.
