Groundbreakings

1. The Arizona Department of Transportation will begin a $15.1M project June 22 to resurface I-17 between SR 74 and Anthem Way. All work will occur during overnight hours, starting with sidewalk and guardrail improvements near the Anthem Way interchange. In August, resurfacing will begin with pavement removal and asphalt replacement. The project also includes ramp resurfacing, drainage improvements, bridge deck sealing and new signage and markings. Completion is expected by spring 2026.
2. Empire Group of Companies and Brinkmann Constructors have broken ground on The Osborn, a 226-unit senior living community in Old Town Scottsdale. Developed through Empire’s Aspirant Development division, the 420KSF project includes 118 active adult units, 74 independent/assisted living units and 34 memory care units. The project includes ground-floor retail and a publicly accessible paseo along the southern edge of the property. Gensler and Douglas Sydnor Architect & Associates designed the complex, and Cogir Management USA will run everyday community operations. The Osborn is expected to begin leasing in fall 2026.
3. Yates Buick GMC has broken ground on a new Mitsubishi dealership in Goodyear at the SWC of Test Drive and 137th Avenue, just south of I-10. The full-service facility is expected to open by January 2026. The Yates family acquired the site in 2021 for slightly more than $1.3M.
Progress Reports
4. Sam’s Club has opened its new gas station at Tempe Marketplace, located at McClintock Drive and Rio Salado Pkwy. The full store is set to open in early August.
Completions
5. Lincoln Property Company and Harvard Investments have delivered Phase I of Goodyear AirPark, a 1.6MSF, six-building Class A industrial development in Goodyear. The buildings range from 81KSF to 775KSF. The development was designed by Butler Design Group and built by Stevens-Leinweber Construction Inc. The project sits in a 565-acre master planned area expected to total 7MSF across 20 buildings. The developers have also launched Estrella Gateway, the 63-acre retail portion of Goodyear AirPark. Initial pad work for Estrella Gateway will begin with a QT Travel Center, set to break ground in Q4 2025.
6. Everhome Suites will open a new 122-room hotel in Yuma in July 2025. Located at 2011 E. 18th St. near I-8, the extended-stay property is designed to serve military and medical travelers with proximity to Marine Corps Air Station Yuma and Yuma Regional Medical Center.
