Groundbreakings
1. Wespac Construction has broken ground on the new Sprouts Farmers Market Headquarters, a mixed-use campus in north Phoenix. The campus, located near 56th Street and Loop 101, will span more than 180KSF on seven acres. The development includes a four-story, 144.5KSF Class A office building, a 25KSF flagship Sprouts grocery store, 11KSF of retail and restaurant space, and a three-story parking garage. The project team includes Trammell Crow Company as the developer, RSP Architects as the design firm, and Keyser and JLL as brokers. Sprouts will transition from its current 96KSF headquarters to the new campus by August 2026.
2. Maricopa County has broken ground on a new tabulation and election center in Phoenix. Designed by DLR Group, with Core Construction as the general contractor, the facility will triple warehouse space and expand tabulation capacity. Completion is scheduled for summer 2027.
3. Tri Pointe Homes has started construction on Phase II of Abel Ranch in Goodyear. The builder plans 175 homes ranging from 2.6KSF-3.4KSF across the Camerano and Navarre neighborhoods on 78.5 acres at the NEC of Indian School and Citrus. Four model homes are expected to be completed in late August, with sales to begin in early fall.
Progress Reports
4. Achen-Gardner Construction is continuing work on the City of Chandler’s Water Main Replacements CMAR project. The team is currently replacing more than 12,600LF of water mains ranging from six- to 16-inch diameters in the Tyson Manor and Sunset Manor residential areas.
5. Achen-Gardner Construction recently completed a new raised median on Cactus Road as part of the City of Surprise’s Cactus Road CMAR project from BNSF Railroad Crossing to Litchfield Road. The project, designed by Kimley-Horn, will widen the roadway and add new drainage, utilities and traffic improvements.
6. Achen-Gardner Construction is installing more than 2,500LF of 18- to 24-inch storm drain along 96th Avenue as part of the City of Tolleson Water, Wastewater, Pipeline, Utility and Infrastructure JOC project. The work includes eight new 48-inch manholes, catch basins, grading, paving and realignment of 100LF of new eight-inch water line at three intersections.
7. Construction is progressing on Phase I of Mosaic Quarter, a mixed-use sports and entertainment development in Tucson. One of the project’s anchor facilities, a 175KSF indoor ice plex, is now rising along Interstate 10 and Kino Pkwy. Phase I also includes a 131KSF field house, utility plants and solar integration. The ice plex is scheduled to open in January 2027, with the field house to follow.
8. Construction is progressing on Residences on Main, Chicanos Por La Causa’s market-rate housing development in downtown Mesa. The project, which broke ground in January 2024, will include more than 200 units and 19KSF of retail space between Main Street and Country Club Drive. Leasing is targeted for early 2026.
Completions
9. Valley Metro will open its $1.3B South Central Extension on June 7. The 5.5-mile light rail project runs along Central Avenue from Baseline Road to a new Downtown Phoenix Hub. The project adds new stations, art installations, bike and pedestrian paths and a park-and-ride facility. The extension introduces a two-line rail system and will eventually link to Valley Metro’s planned Capitol Extension.
10. The Arizona Department of Transportation has completed the $833M I-10 Broadway Curve Improvement Project. The 11-mile reconstruction widened I-10 between Loop 202 and I-17, rebuilt the I-10/SR 143 interchange and added collector-distributor roads, bridges and sound walls. Final cosmetic work is ongoing.
11. NRS Logios America has opened its $90M Chemical Logistic Park in Casa Grande. Built on a 40-acre site at the SWC of Ethington and Illinois Roads, the company’s first U.S. logistics hub includes a 67.7KSF chemical warehouse, a 9.4KSF gas pad, an ISO container storage yard and an ISO tank container maintenance facility. The park will serve semiconductor and battery manufacturing supply chains. Future expansion phases will add rail infrastructure and temperature-controlled storage.
12. The San Carlos Apache Healthcare Corporation has opened the Clarence Wesley Health Center in Bylas. The new 33.4KSF facility replaces the former health center on Highway 70 and offers expanded medical, dental, imaging, laboratory and pharmacy services. Cuningham Architects designed the project, and Willmeng Construction worked on the construction.
13. Waste Managementhas opened a new $19M hauling and transfer station in Casa Grande. The 21-acre facility, located on Jefferson Avenue in the city’s west-side industrial area, will process up to 90,000 tons of waste annually and serve Casa Grande, Eloy and Maricopa. A future phase will add compressed natural gas fueling stations and transition the fleet to CNG trucks.
14. Mountain Line has completed the initial phase of its new Downtown Connection Center in Flagstaff. The facility, located at the corner of Milton Road and Phoenix Avenue, will house customer service, dispatch and administrative staff. Phase II will redevelop the adjacent bus plaza and add civic space along the Rio de Flag once flood control improvements are complete. The center will open to the public on June 9. MetroPlan and the Flagstaff Police Department will also occupy space in the building.
15. Uptown Alley has completed the first phase of a $6.5M renovation at its 60KSF family entertainment venue at the SEC of Litchfield and Waddell Roads in Surprise. The updates add new interactive attractions. A second phase, expected this summer, will add solar panels, covered parking and interior layout changes.
16. Activate, a 13-room immersive gaming venue, will open its first Arizona location in mid-June. The center is located at 4848 E. Cactus Road in Phoenix.
17. Willmeng Construction has completed a 16.2KSF expansion at Gilbert Christian High School. The project added a two-story building with a basement to provide additional classroom and athletic space. MRT Design served as the architect.
