Owner, Advanced Acquisitions, LLC is looking to develop a new 293-unit bungalow–style rental community located north of Pat Tillman Boulevard and west of 163rd Avenue in Surprise.
A request for site plan approval was submitted to the City of Surprise by LVA, an RVi Company, on behalf of the owner. The request was heard and approved at the city’s Planning and Zoning Commission.
The project, called Asante Bungalows, plans to include 76 one-bedroom, 139 two-bedroom and 78 three-bedroom multifamily rental units that will sit on approximately 25.23 acres. According to the project documents submitted to the city, the one-bedroom units will be designed as duplexes while the two- and three-bedroom units will be individual detached residences.
“Buildings within the project will be of a farmhouse architecture style with each residential unit type having its own unique design and color theme,” the documents state. “The clubhouse and garage buildings will complement the architectural styles of the residential buildings.” All residences will have their own private fenced-in yard and there will be exterior perimeter fencing.
Asante Bungalow residents can enjoy a central amenity area with a community clubhouse serving as a farmhouse/leasing office, and other amenities like a pool and spa, shaded lounge areas, fire pit and barbeques. A dog park and two recreational turf areas will also be included.
Access to the development will be from two locations on Pat Tillman Boulevard, with the main access point being in the center of the site. The secondary/emergency access will be at the southeast end of the property. Walkways within the site link each unit to the parking and amenity areas.
A total of 630 parking spaces will be provided, including 84 garage spaces, 244 shaded canopy spaces and 302 uncovered spaces. Eleven spaces will comply with ADA requirements.
The project still needs to go before the Surprise City Council for approval.
