The Mesa Board of Adjustment has approved a set of variances that will permit ZenniHome to build Zen City – a 90-unit midrise apartment development with ground floor commercial at 29 W. Main St.
Each of the five upper floors will have 18 units – 12 640SF two-bed units and six 320SF studios.
Zen City will be ZenniHome’s first mid-rise apartment development, according to the project narrative. The configuration will feature two five-story residential towers over ground-floor commercial spaces.
According to the staff report presented to the Board, “The proposed dwelling units are standardized manufactured modular housing units, which are designed in compliance with International Organization for Standardization standards. The housing units will be manufactured in Page, Arizona and shipped to the subject site.”
Late last year, ZenniHome announced it was building a 65KSF factory to develop modular units on land previously occupied by the now-closed Navajo Generating Station in Page. The company was founded by former Arizona State Senator Bob Worsley, who initially invested $2M and reported planned to invest another $5M this year. According to media reports at the time, ZenniHome planned to lease another 35 acres on the site and could eventually need up to 1MSF of manufacturing space if the venture proves successful.
