    Valerio at Ocotillo Bringing Santa Barbara Luxury

    Late last month, the City of Chandler voted to approve an amendment to the Downtown Ocotillo Area Plan from commercial to multifamily residential to accommodate a new 32-unit condominium development.

    Developer HCW LLC of Phoenix requested rezoning with the intent to develop Valerio at Ocotillo, a residential condominium community, on 5.6 acres east of the SEC of Price and Queen Creek Roads.

    Starting at $600K, the single-story detached residences range from 1700 to 2290 SF with six custom floor plans available, including 29 three-bedroom and three two-bedroom units. The gated development features a private community pool, fishing on an adjacent lake and shops and restaurants just steps away in Downtown Ocotillo.

    The homes will feature Alexa Smart Home technology, 10’ ceilings, stainless steel appliances, gas ranges and lake views on selected lots. Maintenance-free living is touted as an amenity of this mixed-use, livable and walkable community, which is in the heart of 162 acres of interconnected lakes and water features.

    The developer describes what sets Valerio at Ocotillo apart, stating, “although this will be a condominium community, the villas provide many design elements found in single family homes. The floor plans encapsulate the current features popular with buyers today. These features include open, spacious great rooms, split bedroom plans, grand en-suite master baths with large walk-in closets and optional 3rd bedrooms in lieu of flex spaces which can function as dining rooms or dens.”

    The developer describes the homes as having, “stucco walls, concrete roof tile in a color to emulate clay, ornamental scroll metalwork, canvas awnings with metal pole arm supports, along with brick lintels and window surrounds appropriate to the Santa Barbara styled architecture. Expansive windows will provide an abundance of light into the villas, and capture scenic waterfront views.”

    According to the developer’s application, “most of the villas have private entry court yards and inset garage doors with flanking traditionally styled wall lights. A combination of hip, gable end and circular turret roofs will add character and diversity to the streetscape.”

    Valerio at Ocotillo is nestled inside the Price Corridor, home to major employers like Northrop Grumman, Intel Corporations, Wells Fargo, PayPal and Microchip.

    A neighborhood meeting was held on December 4, with four neighbors in attendance, none of which stated opposition to the development.
