    Top 10 AZ Multifamily Projects in Design

    This month, instead of looking at several different markets, BEX looked at the ever-growing multifamily market and put together a Top 10 list of multifamily projects, sorted by project valuation, that are currently in the design stage of development. We did our research and dug into DATABEX, our online searchable database, to find these projects and update you on when they are expected to move forward on construction.

    Note: We excluded large mixed-use projects that include multifamily (unless the multifamily portion is a separate project within a master plan development). We do count mixed-use projects with a larger multifamily footprint and smaller commercial/office additions in the same building as a multifamily development.

    10. The Ragsdale

    First on our list is The Ragsdale, a $63M, five-story multifamily development to be located at 1150 E. Washington Street in Phoenix. Named after the Civil Rights leader, Lincoln Ragsdale, the complex will include 270 residential units in a single building above a ground floor parking garage with retail.

    Hawkins Companies is the developer for The Ragsdale, Nelsen Partners is the architect and W.E. O’Neil Construction Co. is the general contractor. Construction is anticipated to begin sometime this summer.

    9. Partners on Fourth Mixed-Use

    Partners on Fourth is planned as a 13-story building housing totaling 323 luxury rental units. Like The Ragsdale, this project will include ground floor retail and parking. It will also include one subgrade level. Partners on Fourth is replacing the Maloney’s Tavern Building at 213 N. 4th Avenue in Tucson.

    The Opus Group is the developer, architect and general contractor for this $63.7M-$73M project. The Opus Group is waiting on the land sale to close before moving forward.

    8. Talos Signal Butte

    Talos Signal Butte will be located at the SWC of East Hampton Avenue and South Signal Butte Road in Mesa, on 11.09 acres within the Mountain Vista master plan development. It is planned as a 350-unit high density luxury apartment complex consisting of one large building and two central courtyards. The average unit size will be 948 square feet.

    Talos Holdings is the developer for the $65M-$75M project and Womack & Hampton Architects, LLC is the design firm. According to Talos Holdings, the general contractor is EMJ Construction and Mark-Taylor is the management company. Construction is expected to start in August 2021 and is anticipated to take 24 months.

    7. 2.0 at Eastmark

    2.0 at Eastmark is located at the western border of the Eastmark master planned community in Mesa. The Class A development will consist of 354 luxury residential units as well as amenities such as a state-of-the-art clubhouse, conference rooms, coffee and wine bar, gym and pool area, rooftop lounge, dog parks and more.

    PCS Development is the developer and architect for the $75M project and Route2 Builders is the general contractor. Construction is anticipated to begin in July or August 2021.

    6. Aviata at Canyon Trails

    Heers Management Company is planning the $70M-$80M multifamily development to be located at the NEC of Canyon Trails Boulevard and South Cotton Lane in Goodyear. The 418-unit project will consist of five unique building types comprised of three-story residential buildings and two-story carriage house buildings. Approximately 849 parking spaces will be provided with the project including 432 garage/carport spaces.

    Eric Miller Architect is the design firm and Inland Empire Builders is the general contractor. A rezone request was recommended for approval at the Goodyear Planning and Zoning Commission meeting on April 14th and was heard at the April 26th City Council meeting. A timeline for construction has not yet been established.

    5. Jefferson Place (Barrister Building Renovation)

    The $80M Jefferson Place project is both an adaptive reuse of the historic Barrister Building in Downtown Phoenix and the construction of a second high-rise tower of up to 25 stories. The project itself has history as well as a request for proposals for developers that was issued in 2014. The deal for that RFP ultimately fell through and a new RFP for development was issued in 2015. Centricity – formerly known as Crescent Bay Holdings – was the successful bidder. Centricity and Sunbelt Holdings, LLC are planning a two-part project with approximately 200 condominium units in the high-rise building as well as additional condos and retail space within the Barrister Building.

    CCBG Architects is the design firm for the tower portion of the project; a general contractor has not yet been selected for that portion. SmithGroup is the design firm for the historic renovation portion and Wespac Construction is the general contractor. According to Sunbelt Holdings, The Barrister building is completely cleaned out and the demolition phase is complete. A general contractor will be selected later this year for the tower portion and the earliest possible groundbreaking date is late 2021.

    4. RD Kierland

    Next on our list is RD Kierland, a $75M-$85M, five-story luxury multifamily development to be located at 14811 N. Kierland Boulevard in Scottsdale. The project will include 360 units and will provide an opportunity to redevelop two underutilized single-story office buildings at the site. The project was previously referred to as Related Group Kierland.

    The Related Group is the developer for this project and Nelsen Partners is the architect. A request for the general contractor was not returned by press time. A rezone request was recommended for approval at the Paradise Valley Village Planning Committee meeting on April 5th and is expected to be heard at the City of Phoenix’s Planning Commission meeting on May 6th.

    3. Palm Court Tower at Arizona Center

    Palm Court Tower at Arizona Center is planned as a 28-story, 352-unit apartment tower located at 440 E. Van Buren Street in Downtown Phoenix. The project will include a pool terrace located on the roof of a six-level parking garage and the residential units will be designed in eight different floor plans.

    North American Development Group is the developer for the $100M project, Bates & Forum Studio is the architect and Katerra is the general contractor. Construction is anticipated to begin in Q4 2021.

    2. ZOM Living Downtown Scottsdale

    ZOM Living is planning a few multifamily projects around the Phoenix/Scottsdale area, including a two-to-three-building, 749-unit luxury apartment community on approximately 3.74 acres at 4605 N. Scottsdale Road.

    The architect has been selected but not disclosed and a general contractor has not yet been selected on this $100M-$120M project. Construction is anticipated to begin in late 2021.

    1. McKinley Green

    The final project on our list is McKinley Green, also known as First McKinley. The project is a high-rise building consisting of 23 stories and 383 luxury residential units, as well as 15KSF of street level retail. The building’s design is expected to preserve the historic McKinley Medical Center currently on site.

    True North Studio is the developer for the $140M project located at the MWC of West McKinley Street and First Avenue in Phoenix. Shepley Bulfinch is the architect and Katerra is the general contractor. Construction is anticipated to start in Q3 2022.
