After years of negotiations between the developer, nearby residents, local officials and other stakeholders, a mixed-use development with 114 student housing units, 30 workforce affordable units and 3KSF of retail space is finally ready to move ahead in Tucson.
As part of the Capstone Speedway/Euclid Mixed-use development, five historic homes on the site will be relocated onto empty lots in the neighborhood and infrastructure improvements including 2,500 feet of sidewalks with 17 Americans with Disabilities Act-compliant ramps will be built leading to Catalina Park.
The proposed development is located at the SEC of Speedway and Euclid Avenue in the West University Neighborhood near the University of Arizona.
Developer Capstone Communities has also agreed not to build balconies or a rooftop swimming pool as part of the development.
As student housing has expanded in the area over the years, many residents felt excluded from the planning process. Capstone made a point to engage residents and the West University Neighborhood Association and agreed to several concessions as the plan developed.
The student housing portion will have 114 units and a total of 418 beds. Building heights will be up to six stories, and planned amenities include grilling stations, a fitness center and lounge space.
A separate complex on the site will have 30 workforce affordable housing units in a two-story building that will serve as a buffer between the student area and existing residences west of Euclid Avenue. Rents in the workforce portion will be targeted to residents making up to 80% of the area’s median income.
Capstone will relocate the five historic homes and reconnect them to utilities. Area resident Joel Ireland will renovate and restore the homes and market them as rentals.
Capstone’s proposal is scheduled to go before the Tucson Zoning Examiner this week and should proceed to City Council before the end of the year. (Source)
