    Scottsdale Modern Office Plan Gets Update

    Stockdale Capital Partners has requested an update to a proposal previously approved by the City of Scottsdale to build a modern office building on the SEC of Scottsdale Road and Shoeman Lane.

    The project plan was originally approved in 2016 and billed as the Shoeman Office Building. Since the initial approval, the developer researched the market and decided to update the proposal, according to city documents. The new project, now called the Marquee, adds two floors to the old design. The rest of the design remains relatively unchanged. (AZBEX, June 3, 2016)

    The updated Marquee mixed-used office and retail building will be approximately 278KSF and nine stories. It will be built on about 2.5 acres, combining the four parcels of land currently on the site. The development also includes plans for a seven-story parking garage.

    The office building will be “iconic and appropriate,” and feature a significant amount of glass to maximize views and reduce energy use, according to the submittal. The office space will be on the upper levels with floor plates of roughly 37KSF in order to attract major employers. Around 15KSF of retail space will occupy the ground level of the building, running along Scottsdale Road and wrapping around along Shoeman Lane.

    The seven-story parking garage will include three below-ground levels, a main level and three above-ground levels. There will be 959 parking spaces and 19 street parking spots. The total 978 are significantly more than the 935 spots required for the building.

    The project design conforms with the various plans and design standards in Scottsdale, including the Scottsdale General Plan, the Old Town Character Area plan, the standards for Downtown Urban Design and Architecture and the planned block, the submittal states.

    The new proposal claims the site has been “vastly underutilized.” The developer hopes to take full advantage of the land to attract “innovative, corporate tenants.” The proposal claims the city is in need of more of the types of businesses this project will bring.

    “The amount of available office space suitable to court these sought after tenants is highly limited.”

    The developer also boasts the new office space will enhance Scottsdale “by sustaining a viable economic base.”
