Ryan Companies has recently submitted plans to the City of Scottsdale for another assisted living facility under the Acoya name, this one to be located at the SWC of Shea Boulevard and 74th Street.
The North Scottsdale facility, called Acoya Scottsdale at Troon, that Ryan Companies is currently constructing at 10455 E. Pinnacle Peak Parkway, began in 2018 and is expected to be complete in Fall 2020.
The recently submitted plans are for Acoya Scottsdale at Shea, and the project is proposed as a high-end 161-unit senior residential development which will include a mix of 136 independent and assisted living units and 25 memory care units.
The site currently houses a retail center, gas station, car wash and vehicle detail and repair facility. Ryan Companies is requesting a minor General Plan amendment from Commercial to Mixed-Use and to rezone the +/-3.5-acre property at 7373, 7375, and 7365 E. Shea Boulevard, from Central Business to Planned Unit Development.
According to the submitted documents, the four-story building’s design will be clean, classic and timeless with cooler toned colors with warm accents, storefront glazing and roof elements using horizontal parapets.
“The building is divided into several different wings to break up the massing of the overall project,” the documents state. “The wings are focused on courtyards and view corridors.” The southwest and southeast wings provide private outdoor spaces for residents, while the east wing provides a shaded pedestrian experience connecting toward shopping and other amenities along Shea Boulevard.
More amenities provided for residents include a restaurant, coffee bar, health & fitness studio, salon, administration offices and other personal services.
A total of 143 parking spots will be provided. This will include a visitor parking area along Shea Boulevard, near the drop-off and pick-up area, and an underground parking garage. The entrance of which will be toward the east end of the visitor parking lot.
The project still needs to go before Scottsdale’s Planning and Zoning Commission and City Council. According to the city’s website, a date has yet to be determined for both hearings.
