A new assisted living, independent living and memory care development to be located at the former L.A Fitness site at the SEC of 32nd Street and Camelback is headed towards the City of Phoenix Planning Commission.
Ryan Companies is seeking approval to rezone the approximately 5.86-acre site from Commercial Office, Major Office option, Special Permit, to Planned Unit Development. The request was recently heard at the city’s Camelback East Village Planning Committee meeting on January 7th.
The project, called Clarendale at Arcadia, is proposed as a one- and five-story +/-250-unit licensed independent, assisted living and memory care community composed of a mix of one- and two-bedroom dwelling units, with a 96-space at-grade parking garage, 100 surface level parking spaces and several community level amenities.
“Extensive effort has been put into arriving at a design that is rich in appearance and friendly in design,” according to the project’s narrative. The design is contemporary and looks similar to a high-end hotel with the landscaped resort style entrance with formal port-cochere to provide shade.
“The varied use of materials and design elements, the lack of back-of-house activities that are visible to the public and four-sided architecture make this a unique and high-end design approach.”
Approximately 1.1KSF and 2.5KSF single-level memory care and internal memory-care center courtyard gardens wrap the parking garage and outdoor amenity areas, including a pool and spa, fitness lawn, outdoor kitchen and barbeque area, covered seating and walking path, turf lawn and water feature, will be located above the garage near the independent living units.
Other community level amenities include a great room with kitchen, dining rooms and full service bistro, outdoor patio with food service, fitness and yoga activities, club room with bar, theatre room, craft room, common area, massage room and full service salon.
The entrance to the parking garage will be from 32nd Street and the main lobby will be accessed from Camelback Road.
Different levels of services will be provided to different residents. “Memory care residents have a secured environment and specialized services/treatment for individuals with Alzheimer’s or another type of dementia or memory impairment,” according to the narrative. “Assisted living daily services can include bathing, grooming, dressing, medication reminders and dispensing, housekeeping, laundry, assistance with mobility, and more.”
The project is expected to go to the city’s Planning Commission on February 6th.
