TriPlus Partners and Prologis are planning to add another nearly 900KSF to the West Valley’s assortment of industrial developments with a new five-building business park on more than 53 acres west of Cotton Lane and south of Camelback Road in Goodyear.
The location sits immediately west of the existing 1.8MSF Prologis 303 industrial park, which completed construction earlier this year.
The Goodyear Planning and Zoning Commission will vote this week on a request to rezone the proposed site from Agricultural/Urban to Business Park District to allow the project to proceed.
Planned building sizes break down as follows:
- Building 1: 183,310SF;
- Building 2: 175,120SF;
- Building 3: 147,090SF;
- Building 4: 168,610SF, and
- Building 5: 217,320.
The buildings will contain both warehouse and office space. Maximum planned heights are 40 feet, even though 56 feet is the average for business park developments.
The proposal has generated opposition from homebuilders Meritage Homes and Tri Pointe Homes, which are building houses in the Abel Ranch community that borders the proposed business park. In a letter to the City, they say the industrial use would be disruptive to Abel Ranch residents because of noise, lighting and traffic issues.
The builders’ primary concern, however, is the potential for commercial and other vehicles to use Abel Ranch streets as a shortcut/access point to the industrial park. In the letter, the builders say they have had extensive discussions with the industrial project’s representatives about their various concerns. They ask that the City impose a variety of mitigation requirements to ensure Abel Ranch is not used as a means of accessing or exiting the industrial part.
TriPlus Partners (as NBA Enterprises LP/Hohokam Acres LP) is the property owner. Prologis is the proposed developer. HPA Architecture is the design firm, and civil engineering is by Hunter Engineering. Landscape planning is by Gilmore Planning & Landscape Architecture, and the project is represented by Burch & Cracchiolo, P.A.
