    Plans Resubmitted for SDLE Multifamily Dev.

    Kaplan Management Company has recently resubmitted their plans for a new multifamily development within the McCormick Ranch Center in Scottsdale. 
    The site, located at 9375 East Shea Boulevard, is still currently zoned as Commercial Office Planned Community District and Highway Commercial Planned Community District. Kaplan has resubmitted a request to the City of Scottsdale to rezone the +/- 11-acre site to Planned Unit Development Planned Community District, in order to allow for a new luxury multifamily development that would boost the existing surrounding office and retail and promote a live/work/play environment. 
    Their request for a Non-Major General Plan Amendment from an Office land-use designation to Mixed-Use Neighborhoods is also still awaiting approval. 
    Back in October 2019, when Kaplan first submitted their plans for District at 9400 Shea, the plan called for approximately 331 residential units. (AZBEX_11/05/2019) The updated plans now call for a total of 220 units comprised of a mix of eight studio, 149 one- and 63 two-bedroom units. 
    The building’s contemporary design is expected to remain the same and the luxury amenities will still include a concierge service, valet trash pick-up, outdoor electronic charging stations, two-story clubhouse, gaming lounge, resort-style pool with beach entry, teaching kitchen, pet spa, bike repair room, penthouse units with rooftop deck, and more. Approximately 632 parking spaces will be provided. 
    According to the updated plans, the development is still anticipated to begin construction in the first quarter of 2022 and will be built in one phase. The project still needs to go before the City of Scottsdale’s Development Review Board, Planning Commission and City Council; however, there are currently no meetings scheduled.
