Developer K. Hovnanian Homes has submitted a request to the City of Scottsdale to rezone 16.3 acres at the NWC of Scottsdale Road and Williams Drive for a 115-unit community of two-story, for-sale townhomes.
The location is within the Silverstone master plan. The current zoning is for commercial offices in a planned community district. The requested rezoning is multifamily residential in a planned community district.
The property is on the former home of the Rawhide Western Town attraction and sits west of the Vi at Silverstone retirement community and south of the San Portales apartments. According to local news reports, Hovnanian has built two other developments in the community: Pinnacle at Silverstone and Summit at Silverstone.
The new development, Aria at Silverstone, has a planned density of 7.1 dwelling units/acre and would bring the total residential unit count in the Silverstone Planned Community District from its current total of 976 units up to 1,091.
All buildings will be two-stories in height, and a variety of floorplans and exterior variations are planned in three-, four- and five-plex designs. A 100-foot scenic corridor will run north and south along Scottsdale Road, and total open space is planned at five acres. Amenities include a dog park in the northeast/north central portion of the property, and a centrally located pool area.
No meetings or hearings have been planned to discuss the project, and as of May 9, a notice posted on NextDoor by Scottsdale Planning and Development Services on May 8 had garnered no responses or reactions.
K. Hovnanian Homes is the developer. The planning firm is RVi Planning + Landscape Architecture. 3 Engineering is the project engineer, and the traffic engineer is Lokahi Group. The land use attorney is Berry Riddell, and public relations is through Technical Solutions.
