The City of Surprise Planning and Zoning Commission recently reviewed a site plan for a new townhome development just north of the NWC of Cactus Road and Cotton Lane at its November 7th meeting.
Applicant, Bowman Consulting, LTD, on behalf of owner, NWC Cotton Lane and Cactus, LLC, submitted for site plan approval for the development, known as Hayden Farms Townhomes. The project is proposed as 174 connected townhome units in two separate styles: the “Delinda” and the “Tucker”. All units will be housed on onsite private drives.
The Delinda design is comprised of four- or eight-unit building types. “Each unit is two stories and is located around the perimeter of the project,” according to the staff report. “Each has primary access oriented toward the private street with rear access onto a 20-foot-wide landscaped open space. The open space is owned and maintained by the community association. Each unit has a double-wide 18’ long driveway with a single car garage.”
The Tucker design is comprised of four- or six-unit building types varying between two- and three-stories. These building types are more centrally located in the project and has a mix of one- and two-car garages with an 18-foot long driveway. Each driveway faces the private street with the primary entrance facing the courtyard or “paseo”.
According to the staff report, “The assortment of floorplans, vertical building variation and unique townhome design will work together to create an efficient and inspired design plan.”
Primary amenities for Hayden Farms include a clubhouse/community center, pool, covered patio, playground and turf play area, shaded seating areas, a dog park and barbeque/picnic area.
A total of 398 parking spaces will be provided, which includes 50 visitor parking spaces as well as the garage and driveway parking spaces.
The landscaping will use low water use plants while also including lush and colorful shrubs and trees to provide shade.
The City of Surprise also considered a final plat request at its November 5th City Council meeting to separate 35.41 acres at the site into three parcels in order to provide a 12.42-acre parcel for Hayden Farms. A 10.51-acre parcel is being reserved for an anticipated school, leaving 12.49 acres of developable land on the NWC of Cactus Road and Cotton Lane.
The owner/developer for Hayden Farms is NWC Cotton Lane and Cactus, LLC (Fig Hayden Farms LLC). The architect is Architectural Coalition and Bowman Consulting, LTD is the civil engineer. Thomas + Crowley is the landscape architect. A request for a general contractor has not been returned by press time.
