    Three industrial projects will have their site plans heard by the Buckeye Planning and Zoning Commission this week. If all are approved, it could lead to a total of more than 650KSF in new development in the city.

    Sunrise Commerce Center

    The largest of the three proposals, Sunrise Commerce Center, is planned by Mark IV Capital on approximately 24 acres at Apache and Yuma roads south of Interstate 10. Plans call for 342.9KSF of warehouse space and 38.1KSF of office area.

    According to the site plans, the specific building sizes break down as:

    • Building A (Flex): 42,583SF,
    • Building B: 76.610SF,
    • Building C: 76.610SF,
    • Building D: 92,588SF and
    • Building E: 92,588SF.

    Local news outlets report the buildings will be targeted toward light industrial uses, such as warehouse and logistics purposes.

    Cawley Architects is the design firm.

    Old Dominion Freight Line Buckeye Facility

    The Commission will also consider a site plan with a conditional use permit for Old Dominion Freight Line’s fifth Arizona facility, to be situated on 72 acres at the SWC of Yuma and Johnson roads, approximately one mile west of Buckeye Airport.

    The staff report identifies the site location as adjacent to the Cipriani master-planned community. Data center developer Tract had a request before the Buckeye City Council last week for a development agreement and major amendment to the existing master plan so it can develop a 1,700-acre data center campus there.

    According to the staff report, the ODFL request is for a single 105,896SF building 27 feet in height. The building will be used to store and transfer products, generally for one- and two-day delivery markets.

    Blue Polymers Plastics Production Facility

    The third request is a site plan review from Republic Services and Ravago for a 167KSF recycled products production facility on 10.2 acres at 8135 S. Turner Road in the Buckeye Industrial Park.

    The $95M facility will reduce, wash and purify plastics into resin materials that can be used to manufacture bottles, containers and other packaging.
