PulteGroup has submitted plans for a 6,355-acre master-planned development in north Phoenix.
The land belongs to Arizona State Land Department and is south of Taiwan Semiconductor Manufacturing Co.’s plant, just west of Interstate 17. A land auction will be required but has not yet been scheduled.
Documents show the developer is requesting a maximum of 19,247 dwelling units, ranging from single-family to high-density apartments.
The site contains six “master development parcels” that each carry a variety of land uses.
The parcel closest to TSMC is called the “innovation corridor” and could potentially include employment, manufacturing and regional commerce. Residential units would not be allowed in the 526-acre innovation corridor.
There would be another 445 acres designated as “community core”. This section would contain commercial uses and mixed-use developments. High density housing, medical facilities and hotels would all be prevalent in this area.
Plans also have space for a 405-acre “neighborhood village” area fit with medium and higher density housing like townhomes and apartments.
The primary component, the 2,884-acre “traditional neighborhood” section of the masterplan focuses on lower-density housing, but still allows medium-density residential.
The remaining 2,095 acres will be preserved as natural open space areas.
A resort development would also be allowed in various areas.
The proposal must be voted on by the Phoenix City Council, but no public hearings have been announced. (Source)
