Mesa’s Planning and Zoning Board has recommended approval for a Planned Area Development and special use permits for GatewayEast, a 273-acre mixed-use master plan at the SEC of Phoenix-Mesa Gateway Airport.
The Phoenix-Mesa Gateway Airport Authority approved an agreement last June that established The Boyer Company as the master developer for the project. A development agreement between Boyer and the City of Mesa is in process.
GatewayEast is planned as a three-phase, mixed-use commercial development.
The proposed PAD will allow Boyer a wide degree of latitude in terms of design standards, which will help the company market the location to diverse users. Deviations from standard light industrial zoning include raising the maximum building height from 40 feet to 165 in the upper segment and 90 feet in the lower.
A council use permit will allow for hotel and major commercial development, while a special use permit will allow heliports and service stations. There are no current heliport users targeted.
The airport and the Federal Aviation Administration will determine allowable uses as needed.
The current basic space allocation for the site consists of 26 acres of retail, 17 acres of hospitality uses and the rest comprised of industrial and office.
The development agreement with Mesa will likely go before Mesa City Council this month, as will the PAD and permit requests.
One project already going through the design and plan review approval process at GatewayEast is a new 290KSF headquarters for XNRGY Climate Systems, an advanced manufacturing systems climate control firm based in Montreal. (Source)
