    Massive Data Center Master Plan Proposed in West Valley

    A 5.6MSF data center master plan that will deliver 28 buildings on two campuses totaling 1,000 acres in the West Valley is under consideration by Maricopa County.

    Developer tract has submitted documents for Project Range, which is expected to be built out over more than 15 years if approved and begun. Building sizes are expected to span between 149KSF and 260KSF.

    The project will be tract’s first in Arizona. The company is currently working with Maricopa County planning staff to finalize the necessary comprehensive plan amendments and rezoning requests. The site is located on a county island between Buckeye and Goodyear with a Buckeye address that sits on both sides of Yuma Road between Perryville Road and Jackrabbit Trail.

    Initial visions for the development featured buildings of up to 110 feet in height and setbacks of 100 feet. The plan has since been scaled back to heights of 60 feet with 500-foot setbacks. Approximately 100 acres of public uses, including parks and fields, will also be included.

    The cities of Buckeye and Goodyear have expressed significant opposition to the early plans. Concerns focus on heights, noise and deviation from the cities’ existing land use and data center area designations. Area residents have also expressed opposition and have started a petition to stop the project.

    tract hopes to begin site improvements in 2025. No hearing dates have been scheduled. (Source)
