Cavan Commercial has proposed development of a 45KSF warehouse/light industrial facility at the NEC of Signal Butte and Germann roads in Mesa and has requested a major site plan modification, design review and lot split of the 4.1-acre property to facilitate the project.
The Mesa Design Review Board met to discuss the project details and aesthetics on July 15.
According to the submitted project narrative, the site was split off from a larger 640-acre general industrial parcel earlier this year. The surrounding uses include undeveloped land to the north and west, industrial to the east, and a Salt River Project facility to the south.
Cavan’s plan calls for three buildings totaling 45KSF. Each building is planned for an approximately 15%/85% split between office and warehouse uses. The rear of the buildings will feature private outdoor contractor yards, and the buildings will share two loading docks.
Access to the site will be via two drives off Signal Butte. The development will feature 62 parking spaces located on the west side of the property and screened by landscaping and a screen wall.
Maximum allowed building heights are 50 feet, but the design calls for 30-foot heights to ensure the buildings and operations are compatible with over-flight activity from Mesa Gateway Airport.
The airport’s operations are a point of focus for the development, the narrative says. “To support the goals of this particular district, this Project provides the potential for many types of uses, including those related to the nearby airport and the growing supply chain supporting the area’s advanced manufacturing needs.”
Once completed, the building space will be available for lease or purchase to support an intended variety of possible occupants.
