Nationwide Realty Investors’ 134-acre Cavasson master-planned mixed-use site at Hayden Road and Loop 101 has been one of the most consistently prolific development areas in the Valley since the first phase was announced in 2018.
Now, two new projects have been submitted to the City of Scottsdale that will, if built, expand both the office footprint and residential unit count at the $1B-plus site.
BB Living at Cavasson
Multifamily developer BB Living has submitted a request to the Scottsdale Development Review Board for review and approval of BB Living at Cavasson, a 191-unit for-rent townhome development situated toward the northeast corner of the Cavasson site on the SEC of Legacy Blvd. and Miller Road.
The BB Living site is the same location as a 400-unit multifamily community originally planned as Grayhawk Residences at Cavasson. The project was to be built in partnership with Alliance Residential as the developer. Grayhawk Development representatives last responded to BEX Research staff inquiries about that project in May 2022, when they said timeline was still to be determined and suggested checking back in the fall.
In the intervening time, multiple checks of Scottsdale records showed no building permits had been filed.
The new BB Living development will be built with a walkability focus to promote connection with the greater Cavasson community and to connect to all the on-site amenities. Each townhome will have its own tuck under garage and driveway. Since each unit will allow for parking up to four vehicles, along with guest parking dispersed near amenity areas, street parking will be prohibited to encourage a more “open” feel and allow for more trees and other landscaping elements.
The buildings are planned primarily for two stories of up to 30 feet in height. The unit mix is 121 two-bedroom and 70 three-bedroom homes.
The main amenity area includes the leasing office, clubhouse, pool, basketball court, and splash pad. Other planned amenities include an outdoor kitchen, a recreation center, a great room, and a wellness/fitness center.
The developer is BB Living. KTGY is the architect. The civil engineer is Hubbard Engineering, and landscape architecture is by Collaborative V Design Studio. Wright Engineering is the electrical engineer.
The Scottsdale Development Review Board has not yet announced a hearing date.
Office Building C
Adding to the site’s appeal as a destination for leading area businesses, Nationwide Realty Investors has submitted a design review and approval request for Cavasson Office C, a 178.6KSF, six-story, Class A speculative building that will sit immediately east of the existing Office B space, which was completed last year.
Finish and materials are planned to integrate with the existing office structures and the rest of Cavasson’s look and feel.
Nationwide Realty Investors is the project owner. The architect is Butler Design Group. Greey | Pickett is the landscape architect. Civil engineering is by Hubbard Engineering, and the irrigation consultant is Coates Irrigation.
DRB has not yet scheduled a meeting or hearing for the request.
