    Alliance Proposes New Multifamily Project in Phoenix

    Alliance Residential is looking to add another high-end multifamily residential development to their “Broadstone” collection in Phoenix. 
    Known as Broadstone on 7th, or 5727 Apartments as noted on the site plan, the 257-unit complex will take the place of a current, four-story, 50KSF office building and single-story behavioral health clinic at 5727 N. 7th Street. The property currently comprises six parcels that will be combined through a separate application. 
    Broadstone on 7th will be five stories total with a maximum building height of 70 feet and include a mix of 79 studio, 114 one- and 64 two-bedroom units. The design concept presents a cohesive, contemporary design and will use a variety of materials including exterior stucco, wood siding, metal accents and various types of glazing. 
    According to the project documents, the development will be designed with two frontages in mind. The 7th Street frontage will comprise the vehicular and pedestrian access points and a, “ground floor, commercial storefront-like design.” The 8th Place frontage, “will be developed at a smaller scale with individual townhomes fronting onto 8th Place.” The townhome units will be two stories and will have limited access. 
    The project will also house a two-level, partially below-grade garage providing a total of 404 parking spaces, as well as three podium, level amenity decks. Amenities will include a clubhouse, pool and spa, fitness center, bicycle storage and repair area, dog park, rideshare café and more. 
    “The proposed project is in keeping with the revitalization and rejuvenation occurring along the 7th Street corridor,” the documents state. “New retail and commercial uses have sprung up in recent years, adding to the vitality. Housing options, however, are still somewhat limited to the existing single-family housing stock and dated multifamily options.” The project is intended to provide more diverse residential options. 
    The plans were submitted to the City of Phoenix back in late November 2020 and were recently posted on the city’s Planned Unit Development site. The project still needs to go to Planning Commission and City Council for approval. According to the project’s design firm, ORB Architecture, LLC, Broadstone on 7th is expected to be permitted for construction in Q4 2021. 
    Alliance Residential has several other Broadstone communities in various stages of development including Broadstone City North and Broadstone Uptown PHX, which are both currently going through design, as well as Broadstone Portland, Broadstone Dobson and Broadstone Papago Marketplace, which are currently under construction.
