    Worksbureau, Inc., on behalf of Cabana Hayden, LLC, submitted a proposal to the City of Scottsdale for approval of a new 89-unit residential development on Hayden Road between E. Oak Street and E. Monte Vista Road.

    The request is for Development Review Board approval of a site plan, landscape plan and building elevations for approximately 54.4KSF of building area within two multi-story buildings on a 4.43-acre site at 2240 N. Hayden Road.

    The project, named Cabana on Hayden, will be a mix of two- to three-story buildings in order to house 36 studios, 31 one-bedroom and 22 two-bedroom dwelling units, ranging in size from 468SF to 828SF.

    According to the submitted proposal, “These unit sizes provide adequate space for living, dining, kitchen, bedrooms with baths and built-in laundry to allow for obtainable rental rates.” The development is designed to appeal to the younger members of the work force.

    The Amenities

    The development will consist of two buildings containing enclosed courtyards that will serve as the “community heart” of the area. “The courtyards are secured spaces which provide the pathway to unit entry as well as the shared amenity spaces to the residents,” per the submittal.

    The courtyards will include a pool, barbeque areas, seating, hammock spaces, grass play areas and cabana space.

    The courtyards will also consist of the residents’ private outdoor space. “These occur on the entry porches to each unit and are edged by the undulating courtyard façade elements formed by the service closet to each unit.”

    An interior amenity space will also be provided which will serve as a work lounge. According to the submittal the space will overlook the pool and function as a community home office.

    A fitness area overlooking the pool will also be available.

    The Design

    According to the submittal, the site will utilize two distinct masses of two- and three-story building blocks. “Each collection of building blocks is planned as a single loaded corridor allowing for sunlight to enter every unit from a minimum of two sides. Exterior balcony porches link the buildings of the pod providing for horizontal and vertical circulation.”

    Unit types will be stacked with the two larger bedroom units planned to the edge of the blocks. The mass at the corners not only anchors the corner, per the submittal, but “allows for a subtle color shift between the field color of the building on one elevation to a darker timeless plum color on the adjacent elevation.”

    Landscaping will be in accordance with design guidelines with a series of layering landscape with trees, shrubs and vertical landscape elements that integrate with the architectural façade.

    Parking will be shaded by trees strategically placed in landscaped parking areas. “Parking is intentionally segmented to create smaller parking zones eliminating the large parking lot experience common to other developments with surface parking.”

    The submittal boasts that, “Cabana provides a much needed product that is not currently being constructed by other developments in Scottsdale.”

    Currently, no Development Review Board meeting has been scheduled with the City of Scottsdale.
