Looking to address a shortage of lodging space around the recently opened Bell Bank Park in southeast Mesa, developer Tharaldson Hospitality has proposed building three hotels, along with two retail and restaurant buildings, on 10.67 acres near Ellsworth and Williams Field roads.
Tharaldson’s submittal for the project says an operator is already in place for the Residence Inn by Marriott, Home2 Suites by Hilton and Element by Marriott hotels it wants to build for the total 365-room project, which would also include 7.6KSF of retail and restaurant area.
The 320-acre, $230M Bell Bank Park was built by Legacy Sports USA and is one of the country’s largest amateur and youth sports facilities. As the location’s bookings expand, stakeholders foresee a strong need for additional lodging in the area. Tharaldson’s proposal would also serve travelers coming into or out of Phoenix-Mesa Gateway Airport.
Property owner Mesa BA Land LLC is affiliated with Pacific Proving Ground LLC – the property owner for Bell Bank park. Mesa BA Land bought the planned hotel site from Pacific Proving Ground for nearly $25M in April. The site is in unincorporated Maricopa County, but an annexation request has been submitted to bring the location into Mesa, as was done with the park site. Mesa BA Land and Tharaldson are also requesting rezoning to accommodate the planned development.
