    275KSF “The Landing at PMG” Planned in Mesa

    A new industrial park is being proposed along Ray Road in Mesa on 20.89 acres of raw land sandwiched between the Loop 202 San Tan Freeway to the north and Phoenix Mesa Gateway Airport to the south.

    Applicant/Architect Eric Zitny with Ware Malcomb, representing owner Marwest Enterprises, LLC, put plans for The Landing at PMG, Phase I before the city’s Design Review Board for a preliminary review at the March 13th meeting. While unable to approve or deny any cases under a preliminary review, the board will offer suggestions for the applicant to consider to help advance the proposal to a final product.

    With visibility from the San Tan Freeway and direct access off Ray Road between the 7300 and 7800 blocks, The Landing at PMG proposes six individual buildings, three larger and three smaller, with a total of more than 275KSF. With a building range of 11.8KSF-112.6KSF, each building will have both dock high truck doors and grade level truck doors, giving the tenants great flexibility when accessing the building. The project narrative states, The Landing is designed as a “highly functional and affordable industrial, manufacturing and distribution space.”

    Each proposed building will be concrete tilt panel construction with pop outs and recessed panels offering architectural variations in the design. Panels are painted in light neutrals and darker grey accents with masonry columns painted in a dark espresso, which draws the eyes to the entries. Vision glass with aluminum storefront tempered glass entry doors cover the fronts of the buildings, and each storefront is decorated with metal canopies overhead that are painted a contrasting burnt orange. The buildings’ design also features knock out panels to allow for future storefront.

    Ware Malcomb must now consider any comments made by the Board during the preliminary review and prepare for a formal presentation to Mesa’s Design Review Board. The next meeting is currently scheduled for April 10th. A Marwest Enterprises official told AZBEX staff construction is planned to begin in August and be complete in March, 2019.
