    260-unit Multifamily Development Proposed for PHX

    A new Class A multifamily development is being proposed for an 11.01-acre site at Black Canyon and Dynamite Boulevard in Phoenix.  
    Developer, DHI Communities, part of the D.R. Horton homebuilding company, recently submitted plans to the City of Phoenix and is requesting rezoning the property from S-1 (Farm or Ranch Residence) to R-3A (Multifamily Residence District) in order to develop the apartment complex, called Ascend at Dynamite & Black Canyon. Two large lot single-family homes currently sit on the property. 
    Ascend at Dynamite & Black Canyon is proposed as a 260-unit apartment complex comprised of 130 one-, 114 two- and 16 three-bedroom dwelling units. The site will house several three-story wood-framed residential buildings, two-story carriage houses and a large, single-story clubhouse building. 
    The clubhouse building overlooks an outside amenity area with a pool, cabana/lounge area and fire pits. The development also calls for two landscaped open space areas throughout the property. According to the project staff report, these areas must contain a minimum of two amenities each.  
    The main access point to the site will be from a frontage road near the Dynamite Road alignment, with a “secondary ingress/egress point along Oberlin Way, which is a private drive, along the south side of the site,” the staff report states. A total of 484 parking spaces will be provided, including 184 private garages, 106 tandem spaces, 77 carport spaces and 117 open spaces, and will be distributed evenly throughout the site. 
    Enhanced landscaping will be implemented at the main entryway, “with a minimum 300 square feet of landscaped area on each side of the entrance,” according to the staff report. “The landscaped areas shall be planted and maintained with a variety of at least three different plant materials, as approved by the Planning and Development Department.” 
    The project is set to go before the Deer Valley Village Planning meeting on October 15th and the Phoenix Planning Commission meeting on November 5th.
