Suntereo Real Estate Services, LLC is proposing to build a new active lifestyle assisted living facility within the Palm Valley Phase II Planned Area Development of Goodyear.
Located at the SWC of Litchfield Road and West Virginia Avenue, the 6.15-acre property is the last remaining parcel in the Phase II PAD. Suntereo recently submitted a request to the City of Goodyear for a Use Permit.
The project, known as The Fairways at Palm Valley, is proposed as a two-story, 132-unit active lifestyle assisted living facility consisting of 18 studio, 64 one-bedroom, 24 one-bedroom plus den and 26 two-bedroom units. Residential units will average approximately 780 square feet.
The development will total about 158.6KSF and is anticipated to cost $47.9M. The building will have a maximum height of 31 feet.
“The location is ideal for the proposed use, because it is close to an established residential area and will blend more appropriately with the residential character,” according to the project documents. “In addition, it will have much less of impact than a commercial-retail use with regards to traffic, lighting, noise, odors and dust that would be associated with typical allowable commercial-retail uses.”
The community will be a 24-hour operation with an office open from 9:00am to 6:00pm every day. Food service will run from 7:30am to 8:00pm.
Amenities included in the development are a clubhouse, concierge, full-service dining room and lounge with a mix of inside and outside dining, computer center, conference room, theater, craft room and gardening areas.
“Contiguous to the south, the Property overlooks the 27-Hole Phil Mickelson Palm Valley Golf Course water hazard and putting green on hole nine,” the documents state. “Our community will take advantage of the golf course by providing resident golf carts, direct golf course trail access, 2KSF Pitch & Putt overlooking the 9th green water hazard and a golf simulator in our lounge.”
The Fairways at Palm Valley will also have fitness amenities including a club and spa with classes, weights, Bocce Ball, pool and therapy spa, and more.
The City of Goodyear heard the use permit request at its August 11th Planning and Zoning Commission meeting. The project is anticipated to begin construction within one year of use permit approval and will take approximately 18 months. Construction will be completed in one phase.
