    120-unit Apartment Plan Approved in Somerton

    The Somerton City Council has approved the requested rezoning and general plan amendment to allow development of a new 120-unit apartment community on a 7.6-acre parcel at the SWC of Main Street and Parkview Avenue.

    The developer, YEPCO, LLC, traces back to Brian L. Hall, owner of Hall’s General Contractors. Hall’s has been involved in several projects in the area, including as GC on the 103-unit expansion of Desert Sky Townhomes and as GC and developer on the 84-unit 24th Street & Avenue 9E Apartments, both in Yuma.

    The new zoning establishes the property for high-density residential development with an infill incentive overlay.

    The planned mix for the Somerton Apartments is 40 studio, 40 two-bedroom and 40 three-bedroom units. The staff report prepared for the cases noted the unit mix and said, “The project would increase the supply of residential units in a growing area with limited housing availability. This development would provide housing options for individuals and families in the city. The proposed unit mix also caters to a diverse range of demographics, ensuring that the complex is accessible to a wide variety of residents.”

    Under the stipulations associated with the approval, the developer will be required to upgrade and improve any multi-use pathways along the roads that connect to the complex and will have to either connect the on-site retention basin to the current storm drain system on Main Street or show that the retention basin is able to percolate into the ground.

    Brian Hall is the developer. The architect is Thompson Design Architects, and the civil engineering firm and project representative is Dahl, Robins & Associates, Inc.
