The Sedona City Council recently held a public hearing on a set of proposed increases in development impact fees. Sedona’s development fees are based on the square footage of each residential unit, an uncommon approach in Arizona, with the goal of making smaller units more affordable. The proposed fee increases would be more than double the design costs per unit. Consultant Ben Griffin of Tischler Bise explained the proposed increases as Units smaller than 700SF increased from $3,273 to $7,381 (126%), 1.5KSF increasing from $5,832 to $12,018 (106%), 2.5KSF increasing from $7,419 to $17,228 (132%). NextEra Energy is planning a new 1,076-acre solar development in Tucson. Through its affiliate Wilmot Energy Center II, LLC, the company paid $14M for the site at Wilmot and Andrada roads. Diamond Venture was the seller. NextEra’s first Tucson solar site, Wilmot Energy Center, began operations in June of last year on South Swan Road. Wilmot Energy Center II is planned as a $314M development that will generate up to 100MW of renewable energy via photovoltaic solar arrays. Tempe City Council has approved Swire Coca-Cola’s request to build the equivalent of a 16-story production and storage facility on 42.5 acres northeast of Interstate 10 and West Elliot Road. By Arizona Department of Transportation The Arizona Department of Transportation is preparing to move forward with a project in 2025 that will reconstruct and widen Interstate 10 between Kino Parkway and Country Club Road southeast of downtown Tucson. Council has scheduled hearings for Sept. 5 and Sept. 19, with a vote scheduled for the second meeting. The development plan for the unnamed retail center features four single-level buildings.
