The City of San Luis may take on nearly $15.1M in debt to finance water distribution and sewage treatment improvements. The San Luis City Council has voted to create applications for two loans from the Arizona Water Infrastructure Authority. Once prepared, the applications will require a final Council vote of approval before being submitted to WIFA. The loans will only cover part of the City’s needed water and sewage infrastructure and improvement project needs. The Gilbert Planning Commission met earlier this month to discuss a conditional use permit request for a Higley Storage, 122KSF self-storage development on 2.4 acres at Higley and Williams Field roads. City staff informed the Commission the proposal has gone through the initial review and a presentation and staff report are being prepared. Developer Wentworth Property Company had previously held two neighborhood meetings to discuss the project. FIVE NORTH at Vistancia could see 1,500 more residential units than originally proposed under a request by owners IHP Capital Partners and Varde Partners, who are seeking changes to the Vistancia planned community district. The current zoning allows a total of 10,500 units in the overall 7,100-acre Vistancia master plan. The request would increase that to 12,000. The reading is up by 0.6 months since July 2022. The South remains the region with the highest level of backlog, despite being the only region with lower backlog on a year-ago basis. Backlog gains in July were concentrated in the commercial and institutional categories. Single-quarter nonresidential costs in Phoenix rose 1.42%, according to the report. The national average was 1.28%.
