Transportation and logistics firm DSV Sea and Air Inc. has proposed a 30KSF corporate office and 1.7MSF warehouse building near Ellsworth and Pecos roads in Mesa. The 87-acre project will serve as the Denmark-based company’s regional headquarters. The project application has been submitted to Mesa’s Planning and Zoning and Design Review boards. The project narrative says the location was selected because of its proximity to SkyBridge Arizona and Phoenix-Mesa Gateway Airport. Gilbert’s 700-acre Cooley Station area may soon see a new 376-unit multifamily, 40KSF commercial mixed-use under requests considered this week by the Gilbert Planning Commission. Applicant K&I Homes LLC has proposed the seven-building Verity at Cooley Station mixed-use project for approximately 12 acres on two vacant parcels near Somerton Blvd. and Recker Road. The apartments would range from 700SF to 1.5KSF with planned amenities to include a pool, barbeque areas, spa and lounging spaces. The Bullhead City Planning and Zoning Commission has recommended approval for a zoning change requested by the Bullhead City School District to create a District Employee Neighborhood with up to 30 Build-to-Rent units on five acres. The DEN development on Calle De Mercado off Silver Creek Road would allow the development of a workforce affordable housing community for Bullhead City teachers, staff and district administrators. The metro Phoenix market is second in the country in terms of apartment absorption with 6,635 units absorbed in the first half of 2023. Houston led with 6,877. Phoenix was also at the forefront for decreasing asking rents, dropping 4.7% year-over- year. Boise had the sharpest decline at 6.2%, following a rapid spike during the pandemic. Banner Health is requesting a rezoning for the site of its 48-acre planned north Scottsdale medical campus at 18400 N. Hayden Road. Banner’s $400M plan includes an acute care hospital, cancer center and medical office building. To that end, the healthcare provider is requesting a zoning change from Planned Community Development to Special Campus District. Company representatives said they are in the process of purchasing the site and that the facility will create approximately 2,500 jobs when it opens in 2026. A plan for a boutique hotel on Whiskey Row that faced significant opposition last year has been redesigned and resubmitted to the Prescott Preservation Commission for consideration. Owner/developer Jim Griset chose not to proceed to a vote last March with his plan for the Prescott Plaza Hotel in the face of opposition from the community and members of the Commission. The original proposal called for a six-story, 66-foot-tall building. More than 200 people attended a Commission meeting to express their concerns, some of which were echoed by members. The City of Phoenix plans to issue a Request for Proposals in the fall to create a mixed-income housing development on 3.2 City-owned acres near Central and Columbus Avenues. The plan is part of the City’s goal to create or preserve 50,000 housing units by 2030. The site is one of approximately 20 City-owned parcels that have been identified as suitable for affordable housing. The site is located near light rail, and Phoenix housing officials have spent months collecting feedback from residents as to what they want to see on the site. Phoenix City Council has approved a $10.5M plan to extend 43rd Avenue from Dove Valley Road to Carefree Highway, partially in support of the $40B Taiwan Semiconductor Manufacturing Company development in north Phoenix. A statement from the Phoenix Street Transportation Department said: “The City of Phoenix will be the lead for construction of the 43rd Avenue extension, to ensure that it is built to city requirements. A three-mile section of Coolidge Avenue will receive improvements after securing $5M in state money to partially fund the project. Coolidge Avenue from Christensen Road to Clemans Road will be widened by four feet, including replacing the asphalt and putting guardrails in place at culvert crossings.
