Cypress Development Partners is seeking to update plans for a 23-acre site near 27th Avenue and Rose Garden Lane that dates back to 1997. Even though the site plan and design guidelines were approved, nothing was ever developed.
A local news outlet reports the site is currently owned by Safeway, which worked with CBRE to find a buyer, ultimately leading to Cypress.
According to materials submitted to the City of Phoenix, Cypress’ update will require several stipulation modifications and other plan changes from the original approval. The Phoenix Planning Hearing Officer is expected to hear the requests on Feb. 19.
The Cypress plan will build a commercial and medical office building development called The Interchange. The project is planned in two phases. Phase I will construct an MOB of 40KSF, a second MOB of 6KSF, an 11.2KSF retail building with a drive-thru and a 4.8KSF drive-thru pad.
Phase II will feature a 45KSF MOB; flex-use office buildings of 27KSF, 21.6KSF and 20.4KSF, a 130-room hotel, and a 1.5KSF drive-thru.
The development location is in two parcels, one at 20627 N. 26th Ave. and the other at 20637 N. 27th Ave. The parcel sizes are 14.78 and 8.81 gross acres, respectively.
According to the article, Cypress is in discussion with general contractors, and CBRE Group Inc. will handle leasing for the property.
The architect is Dalke Design Group, and the project is represented by Tiffany & Bosco, P.A.
