The Marana Town Council has approved a rezoning request and General Plan amendment to allow Bela Flor Communities to develop its Mandarina South mixed-use master plan on 162.4 acres at Tangerine and Adonis Roads.
The approval rezones the site from transportation corridor to specific plan, creates the Mandarina South Specific Plan, institutes a General Plan amendment changing the land use to master plan area and authorizes the Mayor to sign a development agreement for street development impact fee credits.
Mandarina South, which lies adjacent to Bela Flor’s 342-acre Mandarina master-planned development, will develop up to 1,500 residential units proposed as traditional multifamily, Build-to-Rent and single-family homes, as well as shopping and entertainment outlets and office space. The plans also feature a regional park that will serve as a retention basin for flood control, according to news reports.
In its plans for the development, Bela Flor referred to the project as a “gateway” for the area, which lies at the intersection of Interstate 10, the Union Pacific Railroad and Tangerine Road.
No specific building plans have been submitted. Bela Flor will need to add road, utility and sewer infrastructure before the core project can begin building, and construction is expected to take place in multiple phases over a six-to-15-year timeline.
