JDM Partners, owner of the Wigwam, is asking the City of Litchfield Park to take another look at a proposed mixed-use development planned for the northwest corner of Litchfield Road and Wigwam Boulevard.
The proposed project would include 184 apartment units, 28 townhomes, as well as 14KSF of neighborhood retail space on an approximately 14-acre site.
This is not the first time that JDM has come to the city with a request to build such a project on the vacant lot. JDM initially proposed a project consisting of 150 residential units. In 2018, they more than doubled the unit count with a request to build 312 residential units in a controversial project known as Cornerstone at the Park.
At that time, the property was zoned for residential and retail use with a minimum requirement of 75KSF of commercial space. JDM asked the city to remove the commercial space requirement to allow more room for residential.
While the Cornerstone at the Park project never came to fruition, the new proposal is somewhat similar aside from a few differences—instead of all multifamily, this project proposes a gated community featuring 184 apartment units along with 28 two-story townhomes with private garages.
The unnamed project also proposes cutting back the commercial space to 14KSF, which is planned to include retail and restaurant uses and be affiliated with the Wigwam resort. (Source)
