Developer IndiCap has requested a general plan amendment and rezoning for a 292-acre site on Power Road between Warner and Elliot to allow a two-phase 4MSF light industrial project on undeveloped land.
According to comments attributed to attorney Adam Baugh at a recent neighborhood meeting to discuss the project, if the requests are approved, groundbreaking could take place in spring of next year. Market conditions will then determine the timing for Phase II.
Baugh said the area’s proximity to two freeways and the Phoenix-Mesa Gateway Airport has made it a long-envisioned employment corridor. The site is currently zoned for light industrial, business park and general commercial.
Under IndiCap’s plan, the site would eventually be home to 17 buildings ranging from 89KSF to slightly more than 581KSF. Uses could range from materials showrooms to manufacturing, aerospace, pharmaceutical and research and development, among others. Two parcels totaling slightly more than 21 acres near arterial intersections would be set aside for retail uses.
Development would be both user-driven and speculative. Building heights would range from 30-50 feet. Chemical manufacturing uses would be prohibited, although project representatives pointed out other uses that could be of service to the semiconductor industry.
Project representatives will have pre-application meetings with Gilbert planning staff this month and hope for a summer Planning Commission hearing in the summer/fall, with the project going before the Town Council in December. IndiCap plans to purchase the land from current owner Dale Morrison after approvals are in place. (Source)
