    Warehouse Planned on Seventh-day Adventist Scottsdale

    LGE Design Build and Creation RE have submitted a proposal to build a 243.4KSF warehouse building on 18 acres of a 75-acre site near the SEC of Scottsdale and Thunderbird roads currently owned by an entity of the Seventh-day Adventists.

    The Arizona Conference Corporation of the Seventh-day Adventists owns approximately 75 acres next to Scottsdale Airport, most of which it uses for a religious school and affiliated residential and educational purposes. AZCCSDA leases property on the northern portion of the site for airpark and industrial use, according to the submittal filed with the City of Scottsdale.

    The overall 75-acre property was rezoned to Planned Airpark Core Development zoning districts in 2019. According to the submittal, “Through the use of the Aviation (“AV”), Airpark Mixed-Use (“AMU”), Employment (“Emp”) and Airpark Mixed-Use – Residential (“AMU-R”) sub-districts, the AZCCSDA created a development plan that redevelops underutilized portions of their property to create an employment hub of office, industrial and aeronautical uses consistent with the uses within the Greater Airpark. The zoning provides for flexibility with development standards while protecting the nearby single family residential neighborhoods and the operations of the airport. The Property is approximately 18 acres of the overall 75-acre campus.”

    Under the submittal, the developers intend to “set a new standard for future projects in the area,” that will revitalize what has come to be a neglected space.

    The planned building will be situated on an east/west configuration with south-facing loading bays. Primary access will be from Redfield Road and Thunderbird Road, with surface parking on the west and north sides. An existing driveway on Redfield will serve as the primary access point. If approved, a secondary access point could be developed adjacent to the west of the property.

    The planned space division for the building is currently set at 235,360SF of warehouse space and 8KSF of office. A total of 322 parking spaces is planned.

    If the building is ultimately divided among multiple users, employee and customer entrances will be on the northern elevation, with the southern elevation used for loading bays inside a gated area.

    The developers are requesting approval of a site plan, building elevations and landscape plan. No hearings have been scheduled yet.
