    Warehouse Buildings Proposed Near PMGA

    BCMA Architecture, on behalf of owner, Abington Emerson Investments, has recently submitted plans to the City of Mesa for a new industrial development to be built north of east Ray Road and east of Power Road, near the Phoenix-Mesa Gateway Airport.
    The project, known as AEI Mesa Gateway, will consist of two, 24-foot tall speculative office warehouse buildings totaling 66.9KSF. The buildings will be approximately 25 percent office with the remainder being warehouse storage.
    The development will also include, “three main entrances with yards surrounded by eight-foot high CMU screen walls to screen a secure outdoor storage that tenants may want to utilize,” according to the project documents.
    The north building is proposed to be located at 5028 and 5042 S. 71st Street and total 46.7KSF, with two entries along 71st Street, off the north and south ends of the building. “Each tenant would have a separate curb cut for their entries with visitor parking off the street and a gated entry to the rear yard with more parking, trucking and storage behind the buildings.”
    The south building will be smaller, at +/-20.3KSF and will be located at 5054 S. 71st Street. The entrance will be on the south side of the building.
    The buildings’ design allows for the entrances to face the street, with large shade canopies to be included for pedestrians and to provide shade near the office windows and doors. Areas for outdoor patio seating with shade are also being included in the development. The buildings’ design also includes metal canopies, steel, glass and tilt panels.
    A total of 106 parking spaces will be provided to be shared between the two buildings. Landscaping will be included around the perimeter before the CMU screen.
    The project was reviewed at the City of Mesa’s Design Review Board meeting on February 11th.
