Two recent recommendations for rezoning approvals by the Planning and Zoning Commission will advance a speculative industrial and a large single-family housing site in Queen Creek.
V&P Nurseries, owned by Vlachos Enterprises, has a 240-acre site at the SEC of Germann and Crismon roads and has requested a zoning change from the current General Industrial zoning to add a Planned Area Development overlay that would “establish allowed building heights, performance standards, expected infrastructure and off-site commitments,” according to the request narrative.
The rezoning would allow for the development of the site as a speculative industrial project known as the Queen Creek Industrial Campus or QCIC. There are currently no specific projects associated with the proposal.
Local news reports say the request would allow for a tiered approach to building heights ranging from 48 feet at the first tier, ranging upward to 65 feet and then a final tier of 90 feet. Equipment and unoccupied associated structures, such as silos, could reach up to a maximum of 120 feet.
The proposal includes a variety of conceptual and potential development paths for the campus, including:
- Spec Industrial,
- Build-to-Suit Industrial,
- Spec Industrial with Large Build-to-Suit and
- Spec Industrial with Small Build-to-Suit.
Butler Design Group is the design firm, and the request is represented by Withey Morris Baugh.
The other rezoning recommendation covers a 136-acre site at the NEC of Meridian and Combs roads for Bosma Farms, which is planned as an eventual 785-lot single-family residential development.
Included in the request is the potential for a 30-acre park. Should that park not be developed, the space could be used for an additional 135 homes.
There is currently no specific home builder associated with the site, according to Town documents and news reports. (Source)
