On January 14th, the City of Tempe Development Review Commission approved a development plan review for a new 13-story, 237-key hotel located at 120 S. Mill Avenue. One Hundred Mill Hotel, located on the SWC of Mill Avenue and Rio Salado Parkway, is being developed by Supreme Bright Tempe, LLC, a partnership between LaPour Partners, Inc. and NewcrestImage Development LLC.
One Hundred Mill Hotel will be the final phase of development for a 2.5-acre site that includes an office building already under construction and the historic Hayden House (formerly Monti’s La Casa Vieja), which is scheduled for restoration.
At 0.63 acres and 150KSF, One Hundred Mill Hotel neighbors ADP corporate offices to the immediate west and the Union Pacific Railroad and Light Rail Line further west; the Gateway/Opus Center with Allstate offices to the south; the historic Hayden Flour Mill and Hayden Butte to the east; and the historic Tempe Beach Park and Tempe Town Lake to the north.
According to the developer’s application, “the site is at the edge of and visible from the Town Lake Area and should reflect a global identity as a unique and bold landmark.”
The hotel tower’s first floor is comprised of active lobby, dining (indoor and outdoor), lounge and multifunction (indoor and outdoor) spaces located along and oriented towards the hotel’s Mill Avenue frontage. Above the first floor is the hotel’s conference/meeting facility and terrace along Mill Avenue, while the third floor features a fitness center and pool deck adjoining the tower’s west façade.
The application states that, “the site encourages pedestrian connectivity through the site and uses a wave pattern on the hardscape in the ground plane, which is mostly covered by the parking structure over the plaza on the office lot.” Guests will have convenient access to the hotel from the light rail station on Mill Avenue and 3rd Street.
Overall, the developer is looking forward to bringing, “a high quality, modern hotel tower that will provide additional high-quality hospitality options in downtown Tempe.”
LaPour and NewcrestImage are also the developers behind the AC Hotel currently under construction within the Arizona Center in downtown Phoenix.
