The Tempe City Council has approved a new 189-unit student housing development from Aptitude Development on 1.4 acres at 1057 E. Apache Blvd.
The Marshall at Tempe will remove an existing 72-room hotel currently occupying the site and replace it with a seven-story mid-rise, mixed-use, student-focused apartment community, according to documents on file with the City of Tempe.
The developer is requesting a design review, General Plan amendment, rezoning and Planned Area Development overlay to allow the project’s construction.
According to documents submitted to the City of Tempe, the planned unit mix breaks down as 20 studios, 12 one-bedroom, 83 two-bedroom, 15 three-bedroom, and 59 four-bedroom units for a total of 479 beds. A total of 316 parking spaces is planned. To round out the proposal’s mixed-use appeal, the development will also include 1.6KSF of commercial/retail space.
Planned amenities include a nearly 1.1KSF seventh floor rooftop deck, ground floor north and south courtyards, a pool, a fitness center and an outdoor fitness/yard games space.
The site is currently surrounded by residential and small commercial uses that are less dense than the General Plan originally envisioned, according to the submittals. By approving plans for The Marshall and amending the site’s General Plan designation from “High Density” to “High Density-Urban Core,” the new development would compensate for the existing sites’ lack of density and bring the total area more in keeping with the original planning vision.
The Tempe Development Review Commission recommended the requests for approval in its June 13 meeting. The requests were introduced at the July 27 City Council meeting and are scheduled for a final vote this week.
