    New 510-Unit Multifamily Project Planned in Buckeye

    A Canadian firm is pursuing plans to develop a 510-unit apartment community in Buckeye’s “The Landing,” a 2,100-acre development hub south of Verrado Marketplace, which recently broke ground.

    Local news sources report Highstreet Ventures Inc. has paid $9.3M to seller Summit Community Lutheran Church for the 17.89-acre site east of the NEC of North Verrado Way and West Fillmore Street.

    A project narrative initially submitted to the City of Buckeye in July and updated in September highlights a requested rezone from the obsolete commercial center zoning to multifamily and also seeks a site plan approval from the Planning and Zoning Commission.

    Planning and Zoning has recommended the rezoning for approval, and the request is scheduled to go before City Council Dec. 17. The Commission will take up the site plan approval request at a later date, but the matter has not yet been scheduled.

    Highstreet Ventures is known as an environmentally conscious builder focusing on low- or zero-carbon footprint developments that also incorporate extensive deployment of solar energy features in its communities.

    Plans call for nine three-story garden-style apartment buildings and an amenity clubhouse building. Construction is expected to take place in three phases, according to the narrative. The expected unit mix will feature 144 studios, 150 one-bedroom and 216 two-bedroom apartments. Planned amenities include the clubhouse and a pool.

    Highstreet’s was represented by Marcus & Millichap’s Michael Farrar and Art Rullo in the recent site purchase, according to the article. Summit Community Lutheran Church was represented by Bret Rinehart and Wesley Campbell from Land Advisors Organization.

    Highstreet Ventures Inc. is the owner. According to the narrative, the development lead is Kaidence Advisors. Todd & Associates Architecture is the design firm. HILGARTWILSON (now known as Colliers Engineering & Design) is the civil engineer, with VANN Engineering as geotechnical engineer and ECS Southwest as environmental engineer. The ALTA surveyor is Superior Surveying Services.
