Project owner Kuber Development has submitted a pair of stipulation requests for a planned 108-room TownePlace Suites by Marriott hotel and conference center at the SWC of 48th Street and University Drive in south Phoenix.
The roughly 5.5-acre site is comprised of two parcels and was zoned C-2 MR (Intermediate Commercial with a Mid-Rise designation) in 2007. That rezoning carried with it 12 general stipulations detailing the look and feel of any subsequent development, along with traffic and street development guidelines.
In a submittal to the Phoenix Hearing Officer, GKI Architects has requested changes to two of the stipulations.
The first would update the site plan to which the development would have to conform. The original site plan was from April 1998. An updated site plan was submitted in April 2025.
The second requests conformance with updated elevations, also submitted this April. The original elevations were from 2007.
According to the updated site plan, the project will consist of a 55-foot high hotel with four floors and a building area of 60KSF on one parcel and a 27-foot, eight-inch tall conference center of 13.7KSF on the second. A 56.5KSF Holiday Inn is already present on the site from its original development phase.
In addition to the 114 parking spaces already in place for the Holiday Inn, the TownePlace Suites will add 108, while the conference center will have 69.
Kuber Development is the project owner. The stipulation amendments were submitted by GKI Architects, and the updated elevations and site plan were produced by MWT Architects.
The requests are scheduled to go before the Phoenix Hearing Officer July 16.
