Dallas, Texas-based real estate development firm, Atticus Real Estate Services recently submitted plans to the City of Phoenix for a new multifamily mixed-use development to be located at the SWC of 16th and Colter Streets.
The project, dubbed Willowick or 16th and Colter PUD, will provide “new housing and employment opportunities within the Camelback East Village, demonstrates a significant investment in the community, and will have a positive impact on the area,” according to the project’s narrative.
Willowick is proposed as a 237-unit multifamily, five-story apartment complex with approximately 6.9KSF of ground-floor retail. The multifamily portion will comprise a mix of 159 one-bedroom and 78 two-bedroom units in eight different floor plans ranging from 499 SF-1,267SF.
The development will also include a 4.8KSF clubhouse/leasing facility. Other amenities proposed are a fitness center, club room, mail room, outdoor courtyard and pool area, fire pit and outdoor kitchen/barbeque area.
“At street level, there will be at-grade residences with direct access to the exterior along both Colter and 16th Street,” the narrative states. “The commercial space will face 16th Street just south of the intersection with Colter, and the project clubhouse will face the intersection itself.”
A 5-level, 400 space parking structure will be included and will be wrapped with dwelling units on the south, north and east side of the development. 20 spaces will be reserved for the ground-floor retail and 25 spaces will be unreserved for visitors. Bicycle parking will also be included.
Currently, the property houses an office complex served by a drive aisle that loops the site, with two curbs on 16th Street. According to the narrative, the developer plans to remove the office complex, eliminate the existing driveway at the intersection of 16th Colter Streets and limit the southern drive to right turns only from southbound 16th Street.
“Exiting traffic from the on-site parking structure will continue due south onto the existing off-site drive to the south, and then use that drive to access 16th Street in either the north or southbound directions.”
The narrative is the first submittal of the project to the City of Phoenix and is awaiting Planning Commission and City Council approvals.
