Allante Development, LLC, an affiliate of Denver-based Allante Properties, LLC recently received approval from Goodyear City Council to develop a 288-unit multifamily community at the NWC of Van Buren Street and Sarival Avenue.
The project, known as Cascade Falls at Canyon Trails, will sit on approximately 12.2 acres of underutilized agricultural land less than one mile south of the I-10 Freeway. The City of Goodyear approved a request to rezone the property from PAD-Commercial to Multifamily at its November 16th council meeting.
The multifamily community will consist of 12 buildings housing a range of 15 studios, 123 one-, 114 two- and 36 three-bedroom units. The buildings will be three stories with a maximum building height of 37.6 feet.
“Allante’s development will include high-quality building designs, pedestrian connectivity, and a centralized amenity,” according to the project’s narrative. “The proposed building architecture and open space areas will provide a distinct, upscale living environment for the residents of this community. The use of various materials and both horizontal and vertical plane movement will create visual interest for the community residents and the surrounding area.”
Amenities for this community will include a resort-style pool, indoor and outdoor gathering areas, lounge spaces and communal seating with barbeque grills, a bike repair facility, storage and bike racks, a dog park, clubhouse and pedestrian walkways throughout the development. The clubhouse will contain a game room, fitness area and office space.
Access to the gated community will be from the SWC of the property along Van Buren Street. This will be the primary entrance and exit for residents and guests. A secondary exit will be located along Sarival Avenue. A total of 529 parking spaces will be provided for the project.
Offsite improvements required for the project include sidewalk improvements to Sarival Avenue, curb and gutter and sidewalk improvements to Van Buren Street, and a new right turn deceleration lane for each street.
The development was also approved at the City of Goodyear’s November 4th Planning Commission meeting. The City Council determined that, “this was a good project for the area and that they were pleased with the design, colors, and increased landscaping.”
The narrative states that Allante plans to begin construction quickly after obtaining permits.
