As housing rental rates continue to climb, the Glendale Planning Commission approved plans for a proposed new 240-unit apartment complex near Camelback Road and the Loop 101.

The commission unanimously approved the plan during the June 7 meeting and the plan will now be forwarded to council for final approval.

The new complex is located near the corner of Camelback Road and 95th Avenue and is currently owned by Lowe’s, which was going to build before agreeing to sell the property to P.B. Bell, the developer of the complex.

The property was rezoned Thursday from planned commercial to high-density residential, which is 12 to 20 dwelling units per acre. Camelback 95, the proposed complex, would offer approximately 17.2 units per acre.

“The applicant is requesting a general plan amendment and rezoning near the existing Copper Falls to allow for (apartments),” Glendale Planner Dru Maynus said. “The 13.95-acre site currently consists of vacant land and has been vacant for over a decade.”

“This is a vacant infill site that has been designated commercial for over 13 years and has never been developed,” said applicant representative, Ed Bull with Burch & Cracchiolo. “This site will offer residents plenty of shopping within walking distance and would have 46 percent open space within it.”

Bull said the development would offer one-, two- and three-bedroom apartments and would give more housing opportunities the city is seeking.
