    Falcon Field Geared for Ongoing Expansion

    Last week, we presented a project and economic development overview of airport hangar projects planned and under development at aviation centers around Phoenix and across Arizona. (AZBEX, April 2)

    While that column had several projects at Falcon Field Airport in Mesa, we are always on the lookout for more. Unfortunately, our publication deadline didn’t quite mesh with the time Falcon Field staff needed to assemble a list for us.

    Luckily, however, they continued to work on the request and put together a comprehensive list of not only the projects under construction and in planning, but also of what has happened recently and what remains to be done.

    In the last five years, there have been five major hangar development projects completed at Falcon Field. The largest of these was a two-phase, 23-acre, six-hangar, 340KSF undertaking by Mesa Hangar LLC. According to information emailed by Falcon Field staff, “Hangars for lease range from approximately 3.5KSF to 15KSF with high ceilings and high, wide doors to accommodate corporate jets and specialized fixed-wing and helicopter uses. The best-in-class hangars include many energy-efficient features and are designed to meet Department of Defense specifications.”

    Hangars Planned and Under Development

    Staff was also kind enough to provide both a current development map and a list of projects both planned and under development. Following is a brief look into the projects we did not have information to include in the original piece. See the map for locations and additional details.

    • Parcel 5: Leyton Business Management, LLC; Private aviation business hangar.
    • Parcel 12: DKS Properties, LLC; This is an approximately four-acre development at the airport entrance at McKellips Road and Falcon Drive. It will include 14 aircraft hangars for lease ranging from approximately 3.3KSF to 10KSF, three office areas ranging from approximately 2.3KSF to 2.5KSF each, and more than 532KSF of ramp area.
    • Parcel 35C: Currently under lease negotiation for private aviation business hangars.
    • Parcel 36: Civil Air Patrol Falcon Composite Squadron 305, a 501(c)3 non-profit auxiliary to the U.S. Air Force, plans to construct a new facility including a large aircraft hangar, flight training and simulator lab, flight briefing rooms, a meeting/presentation space, administrative office space and vehicle parking.
    • Parcel 38: Falcon Hangars, LLC – Brett Bieberdorf will develop seven aircraft hangars offered for lease/sale. They will include bi-fold doors and will be large enough for a Pilatus PC-12, Beechcraft King Air, or similarly sized aircraft.
    • Parcel 72: (Aero Properties, LLC) Van Horn Aviation’s proposed project will consist of 418KSF (9.60 acres) including:
      • A 56.6KSF building to house an aircraft repair facility, manufacturing space and administrative offices. The facility will include ancillary corporate office space.
      • Three aircraft hangars, one 22.5KSF and two of 10KSF each, for storage of corporate and customer aircraft.
      • A row of seven aircraft hangars of 2.5KSF each for private lease.

    As we reported in the original column, Falcon Field staff reports there are 37 hangars and buildings making up a total of 285KSF and one Fixed Base Operator facility of 35KSF in progress at the airport.

    Once these are completed, there will still be 30 acres of vacant land remaining at the airport, ensuring flexible development options for some time to come.
