A rezoning and preliminary plan approval request that will enable development of a new 141.4KSF Costco Business Center on 18 acres at the SWC of Alma School and Pecos roads were recommended for approval in the Jan. 15 Chandler Planning and Zoning Commission meeting.
The requests were recommended as part of the Commission’s consent agenda.
Unlike standard Costco warehouse stores, Costco Business Centers focus on small business needs, including a heavy concentration on office supplies and workplace-related food items.
If built, the location will be Costco’s second Business Center in the Valley. Along with the warehouse store, plans include a 15-pump fuel station.
According to local news reports, the site had previously been zoned for a 400KSF office development that was never constructed.
Costco representatives and Chandler planning staff met repeatedly in the last several months to iron out details for the project’s building and design standards. Managing customer flow at the fuel station was a particular point of concern for staff, according to the article.
The rezoning request will now advance to City Council.
Costco is the project owner. The design firm is MG2. Kimley-Horn & Associates Inc. is the engineering firm and project representative.
