    Buckeye P&Z Hearing 2 Industrial Plans

    An article from Independent Newsmedia reports the Buckeye Planning and Zoning Commission will consider two industrial proposals planned in the cityโ€™s newly created State Route 85 employment district at its meeting this week.

    The first project โ€“ known alternately as SR 85 & Baseline Road and Buckeye 225 โ€“ seeks to rezone approximately 226.88 undeveloped acres immediately west of SR 85 between Baseline Road and Southern Avenue for light industrial uses. A concurrent annexation plan has been submitted with the rezoning.

    The conceptual site plan shows five buildings totaling approximately 3.37MSF. The prospective building mix on the conceptual site plan is:

    • Building 1: 304,889SF;
    • Building 2: 530,442SF;
    • Building 3: 530,442SF;
    • Building 4: 1,019,444SF, and
    • Building 5: 984,724SF.

    All of the buildings would have clear heights of 36 feet, with the exception of Building 1, which is planned for 32. A 20.03-acre future water campus is included in the conceptual site plan.

    Planning staff has recommended the project for approval.

    Ten 85

    The second item involves a site plan approval request for Ten 85, a 265.35 gross acre property at the SEC of SR 85 and Southern Avenue.

    The plan calls for four buildings totaling nearly 4.2MSF. The planned building mix is:

    • Building A: 1,148,040SF;
    • Building B: 1,219,720SF;
    • Building C: 1,219,720SF, and
    • Building D: 610,440SF.

    There also are four well sites on the property that the City will use to supplement the Farallon Water Campus.

    Both Planning and Zoning and the Buckeye City Council approved rezoning for the property in June.

    Planning staff has recommended the site plan review for approval.

    The project owner is Creation, LLC (Creation RE/PE). LGE Design Build/Group is the design firm and general contractor.
