The Casa Grande Planning and Zoning Commission will hear a proposal for a potential 591-acre residential and commercial development on Thursday.
The proposed mixed-use development is located on an approximately 1-square mile site known as Casa Grande Commons. The site is situated north of the Promenade at Casa Grande and is bound by the I-10, Mission Parkway, Hacienda Road, Kortsen Road and Florence Boulevard.
ABLA, acting on behalf of the real estate company Walton, has requested a minor general plan amendment and a major amendment to the Casa Grande Commons Planned Area Development.
According to Casa Grande planning staff, the request includes establishing four land use areas. Each area would allow a portion to be developed as multifamily residential as well as include additional modifications to the development standards and non-residential uses.
Existing zoning on most of the Casa Grande Commons site does not permit residential use.
Potential obstacles for the Casa Grande Commons site include the absence of a state Certificate of Assured Water Supply as well as added pressure on existing sewer infrastructure. However, planning staff are of the opinion that there are workarounds and alternative solutions that can be explored.
If approved at the Planning and Zoning Commission, the application will be forwarded to City Council for final approval. (Source)
