    408-Unit Development Planned in Gilbert

    The Town of Gilbert is considering a proposal to develop The Crossing at Cooley Station, a 408-unit gated multifamily luxury development on nearly 25 acres south of the NEC of Wade Drive and Williams Field Road.

    Whitneybell Perry Architects, on behalf of owner Frankel Family Trust, requested approvals for the development plans and details. The site – Cooley Station Parcel 3 – is zoned Multifamily Medium with a Planned Area Development Overlay.

    According to the Planning Commission staff report, “In the early 2000s, Cooley Station was envisioned and approved as a neo-traditional village center surrounded by dense urban living that gradually decreased in density as development radiated outward. Over the years, most of the streets and infrastructure have been constructed and the outside edges of the Cooley Station have developed with various residential styles. This property is located on the outside (south) of Cooley Loop West.”

    The planned design provides pedestrian circulation as a key feature. All streets will have pedestrian portals to provide sidewalk access. The development’s carriage buildings “have been designed to incorporate direct entry from Haskell by strategic placement that allows visitors to park on-street and enter the buildings through an access control gate.”

    Pedestrian walkways inside the development will provide access to open spaces to connect residents with each other and the site’s amenities, which include two swimming pools, a spa and a clubhouse. The pool area will have an outdoor ramada and barbeque area, and the clubhouse features a recreation room cyber lounge and fitness center. Other amenities include a tot lot, dog park and courts for tennis, pickleball, bocce ball and sand volleyball.

    Building design reflects a contemporary theme influenced by train depot architecture. Balconies will wrap around corners, and building massing will be staggered at varying heights for visual interest, which will also be enhanced by recessed windows to give greater depth to the buildings’ appearance. Walls, fences and gates will reflect the building design styles and feature Cooley Station’s signature red brick.

    Staff recommended approval for the plans, subject to standard development and timeline conditions.

      I am growing concerned about the number of apartments being built in Gilbert. Apartments are one of the biggest attractors of crime to an area.
